In a saucepan, add the brown sugar, white sugar, water and corn syrup.
Bring to a boil on medium heat and simmer for 5-6 minutes until the mixture begins to thicken.
When thickened, remove from the heat and add the maple extract and the vanilla extract
Allow to cool for 10-15 minutes, then decant into a mason jar or a serving jug.
Serve over pancakes, waffles or French toast.
